Scope note: A leak detector can document water loss, visible conditions, and dye test results at suspected structural areas. That is different from making structural engineering conclusions about the pool shell. If a pool shows signs of major movement, lifted sections, serious cracking patterns, or structural concern, refer the customer to a licensed structural engineer, qualified pool contractor, or waterproofing specialist.
Honest reporting is the professional standard. Say "suspected shell leak at observed crack" when that is what the evidence supports - not more, not less.
What Structural Leak Detection Actually Covers
Structural pool leaks involve water passing through the pool shell itself - the gunite, shotcrete, or concrete body of the pool - rather than through plumbing fittings or equipment connections. Finding them requires evaluating the shell surfaces, joints, fittings embedded in the shell, and any area where the pool material has cracked, separated, or failed.
The process is not random. It follows what the water behavior tells you, what you can see on the surface, and what dye testing reveals underwater.
Start With Water Level Behavior
How the pool loses water tells you a lot before you ever get in.
- Does it lose the same amount with the pump on and off? That points toward shell or fitting losses rather than plumbing losses.
- Does it stop dropping at a certain level? That often points to a leak at or near that water level - a fitting, skimmer throat, light, or crack at that elevation.
- Does the spa drain down overnight with the pump off? That points toward the spa shell, the spa light, or the plumbing between the spa and pool.
- Does the pool only lose water in certain weather or temperature conditions? That may point toward thermal expansion behavior at crack locations.
Visual Evaluation - Above and Below Water
Walk the entire perimeter before entering the water. Look for:
- Cracks in the shell surface - hairline, structural, or repaired cracks that may have reopened
- Separation at cold joints - the seam where the pool floor meets the walls, or where a spa was added to an existing pool
- Lifted, hollow, or separated tile sections along the tile line
- Failed or discolored patches from previous repair attempts
- Staining or mineral deposits that may indicate water movement through a specific area
- Settled or sunken deck areas adjacent to the pool that may indicate underground water movement
Then enter the water and evaluate the same areas at close range. What looks minor from the deck can show active dye movement when viewed properly underwater.
Common Structural Leak Locations
Cracks in the pool floor or walls
Active cracks that pass through the shell can pull dye when the water is calm and the syringe is placed close to the crack without creating current. Not every crack leaks - surface cracks in the finish may not penetrate the shell. Dye testing determines which ones are active.
Cold joints
The floor-to-wall transition and any joint where construction happened in separate pours are common failure points, especially in older pools or pools that have experienced ground movement. These areas require careful dye placement and calm water to evaluate accurately.
Tile line separations
The tile line sits at or near the waterline. Grout failures, tile separations, and gaps between tile and pool shell can allow water to pass behind the surface. Look for discoloration, loose tile, and gaps in the grout line.
Fittings embedded in the shell
Return fittings, lights, drains, and skimmer throats are all points where the shell is penetrated. Failures at the fitting-to-shell interface look like structural leaks but are fitting or plumbing issues. Evaluate each one as its own potential source.
Failed patches and previous repairs
A pool with previous repair history may have patches that have since failed. Look for discoloration, surface texture differences, and areas where a patch sits proud of or below the surrounding surface. Dye test these areas the same as you would a crack.
Some structural leaks cannot be pinpointed to one perfect location. Pebble finishes, mosaic tile, and old repairs can hide the actual water path. Dye may show movement in a general area without identifying the exact entry point. Document what you found honestly - suspected shell leak in the evaluated area - rather than fabricating precision you do not have.
When to Refer
If the pool shows major structural movement, lifted or heaved sections, large-scale cracking patterns, or signs that the shell has shifted significantly, the customer needs more than a leak evaluation. A structural engineer, licensed pool contractor, or waterproofing specialist should assess the condition before any repair plan is made.
Referring that work is not a failure. It is the right call for the customer and for your professional standing.
