Diagnosing a leak in a multi-tiered backyard water feature with interconnected gravity drops requires mapping the feature and understanding how water moves between levels before any testing begins. Some sections may be pumped, some gravity-fed. Some basins hold water when the pump is off, others drain down. The leak may only appear when the feature runs, or it may continue after the pump shuts off. Testing involves isolating one section at a time - running the feature, shutting it off, watching water levels in each basin, looking for wet areas around stone and mortar, and tracing where water exits the system unexpectedly. Water can travel behind stone veneer, under mortar beds, through voids, and along structural surfaces far from the visible leak point. These jobs should be complexity-priced and scoped before they start.

Why Multi-Tiered Features Are Not Standard Pool Leak Jobs

A single-basin pool leaks in one place. A multi-tiered water feature may have five or more separate basins, each with their own potential leak surface, waterproofing condition, plumbing connections, and interaction with the next tier. A leak in the top tier may travel down through stone and mortar and appear to exit at the bottom tier. A leak in a mid-tier basin may wet the surrounding soil and appear as wet ground near the pool equipment.

These jobs take longer, require more isolation steps, and may not produce a clean single finding. Scope and price them accordingly before the evaluation starts.

Map how water moves through the feature

Before anything else, understand the flow path. Where does water enter at the top? Where does it exit at each level? Which sections are gravity-fed from the tier above? Which have their own pumped supply? Which basins hold water when the pump is off and which drain down? This mapping step cannot be skipped - without it, you cannot interpret what the water level observations mean.

Watch water levels with the feature running

Run the feature and observe each basin. Is the overall water volume in the system holding, or is water being lost somewhere? Note any basin that appears to receive less flow than expected, or where overflow patterns do not match what the feature design suggests.

Shut the pump off and watch what holds

With the pump off, water levels in static basins should be stable. A basin that drops after the pump shuts off - when no water is flowing - is losing water through a leak in that basin. Note which basins hold and which do not after the pump stops, and how quickly any drops occur.

Isolate one section at a time

Where the feature design allows it, block or isolate one basin or section while the others remain active. A basin that was dropping while interconnected with the system may hold when isolated - which confirms the loss is within that section rather than at a shared connection or overflow path.

Inspect waterproofing, mortar, stone, and plumbing

Look for cracked mortar joints, stone sections that have separated, areas of failed waterproofing membrane, visible plumbing connections that are wet or dripping, and soil around the feature base that is persistently wet. Water that exits one basin may travel behind stone veneer and appear at grade level well away from the actual leak point.

Water can travel a long distance behind stone before it shows up. A wet area at the base of the feature does not mean the leak is at the base. It may have originated in the top or middle tier and traveled down through the feature structure. Isolation testing - not just visual observation - is required to pinpoint the section.
